1. Reset Expectations

The first thing you need to do as a home seller is reset your expectations. In the spring, the market was hot and homes were selling fast. But now, things have changed. The market is still strong, but there are more homes on the market than there were a few months ago. This means that buyers have more options and they can be pickier about what they're looking for in a home.

That's why it's so important to price your home well from the start. Overpricing will only discourage buyers from even considering your home. You also need to have a great marketing strategy in place. This includes professional photos, a detailed description of your property, and features that will make your home stand out from the rest.

2. Declutter, Deep Clean, Renovate

Once you've reset your expectations and priced your home correctly, it's time to make sure it's show-ready. This means decluttering every room, doing a deep cleaning from top to bottom, and making any necessary renovations. Arlington Virginia Housing Report for August 2022 | Arlington Real Estate

Contrary to the news, the market is NOT crashing, it is simply correcting itself to a more normal market.

While it seems like we have more inventory than ever, that’s in comparison to the historically low months of covid. We still have less supply than we’ve had over the last 10 years. Over the last 30 days, we have roughly 1.8 months of supply in Arlington county. 2.5-3 months of supply is a normal market. As the summer ends, expect more listings to come on the market after Labor Day. 

If you’re a buyer - you can get a lower price and have full contingencies on most properties. 

If you’re a seller - your marketing and your pricing strategies matter more than ever. AND the agent that you choice matters more than ever because homes aren’t flying off the market like the were over the last two years.
